Please read these Terms and Conditions carefully before making a booking with Amani VIP Estates. By submitting an inquiry, confirming a reservation, or occupying any property arranged through Amani VIP Estates, you agree to be bound by the terms set out below. These terms exist to protect both our guests and our property partners, and to ensure every stay proceeds smoothly and to the highest standard.

In these Terms and Conditions, the following definitions apply:
"Amani VIP Estates" refers to the company operating under that name, its staff, concierge team, and authorized representatives.
"Guest" refers to the individual or group making a booking and all persons occupying the property during the rental period.
"Property" refers to any villa, estate, residence, or accommodation arranged through Amani VIP Estates.
"Booking" refers to a confirmed reservation of a property for a specified period, as documented in the booking confirmation issued by Amani VIP Estates.
"Rental Period" refers to the dates of occupancy as specified in the booking confirmation.
"Security Deposit" refers to the refundable amount held against potential damages or additional charges during the rental period.
2.1 All bookings are subject to availability and are not confirmed until Amani VIP Estates issues a written booking confirmation and the required deposit has been received.
2.2 The guest named on the booking (the "Lead Guest") must be at least 25 years of age and must be present throughout the rental period. The Lead Guest is responsible for the behavior and conduct of all members of the group occupying the property.
2.3 The maximum number of guests permitted at any property is as stated in the property listing or booking confirmation. Exceeding the stated occupancy limit without prior written consent from Amani VIP Estates is a breach of these Terms and Conditions and may result in immediate termination of the rental without refund.
2.4 Amani VIP Estates reserves the right to decline any booking request at its sole discretion, without obligation to provide a reason.
2.5 Subletting or transferring a booking to a third party without the prior written consent of Amani VIP Estates is strictly prohibited.
3.1 All prices quoted by Amani VIP Estates are in US Dollars unless otherwise stated. Prices are subject to change until a booking is confirmed in writing.
3.2 A non-refundable deposit of 50% of the total rental fee is required to confirm a booking. The remaining balance is due no later than 30 days prior to the commencement of the rental period. For bookings made within 30 days of the check-in date, the full rental amount is payable at the time of booking.
3.3 Accepted payment methods include bank transfer, major credit cards, and other methods as agreed in writing with Amani VIP Estates. Any applicable transaction fees are the responsibility of the guest.
3.4 Failure to submit the balance payment by the due date may result in cancellation of the booking, with the deposit forfeited.
3.5 Quoted rental rates include use of the property and its stated amenities for the agreed rental period. Additional services such as private chef, housekeeping beyond standard inclusions, concierge arrangements, exotic car rental, or yacht charter are quoted and billed separately unless explicitly stated otherwise in the booking confirmation.
4.1 A refundable security deposit is required for all bookings. The amount varies by property and will be specified in the booking confirmation. The security deposit is typically due 7 days prior to arrival.
4.2 The security deposit is held against any damages to the property, its contents, or its grounds; excessive cleaning requirements beyond normal use; loss of keys or access devices; unauthorized use of the property; and any additional charges incurred during the stay.
4.3 Provided no deductions are necessary, the security deposit will be returned in full within 7–14 business days following the end of the rental period and completion of the post-stay property inspection.
4.4 In the event of damage or additional charges exceeding the security deposit, the Lead Guest will be liable for the full cost of repair, replacement, or remediation and agrees to pay any outstanding balance promptly upon written notification from Amani VIP Estates.
5.1 All cancellation requests must be submitted in writing to Amani VIP Estates and are subject to the following terms:
5.2 Amani VIP Estates strongly recommends that all guests obtain comprehensive travel insurance that includes trip cancellation coverage prior to confirming any booking.
5.3 In the unlikely event that Amani VIP Estates must cancel a confirmed booking due to circumstances beyond its reasonable control, guests will be offered an alternative property of equal or greater value or a full refund of all monies paid. Amani VIP Estates shall not be liable for any additional compensation beyond this.
6.1 Guests agree to treat the property and all its contents with care and respect, leaving it in the same condition as found upon arrival, reasonable wear and tear excepted.
6.2 Smoking is strictly prohibited inside all properties unless explicitly stated otherwise in the property listing.
6.3 Pets are not permitted at any property unless prior written approval has been obtained from Amani VIP Estates. Unauthorized pets on the premises may result in additional cleaning fees and/or termination of the rental.
6.4 Parties, events, or gatherings beyond the stated maximum occupancy of the property are not permitted without prior written consent and may require an additional event fee. Unauthorized events may result in immediate termination of the rental and forfeiture of the security deposit.
6.5 Guests are responsible for securing the property appropriately during their stay, including locking all doors and windows when absent and safeguarding all access devices provided.
6.6 Any damage to the property, however caused, must be reported to Amani VIP Estates immediately and no later than prior to check-out.
6.7 Guests agree to comply with all applicable local laws and regulations during their stay, including noise ordinances and community rules where applicable.
7.1 Standard check-in time is 4:00 PM and standard check-out time is 11:00 AM unless otherwise confirmed in writing. Early check-in and late check-out are available upon request and subject to availability, and may incur additional charges.
7.2 Failure to vacate the property by the agreed check-out time without prior authorization may result in additional nightly charges being applied at the full daily rate.
7.3 Check-in instructions, access codes, and arrival details will be provided by the Amani VIP Estates concierge team no later than 48 hours prior to the commencement of the rental period.
8.1 Amani VIP Estates offers a range of additional concierge services including but not limited to private chef arrangements, in-villa spa services, exotic car rental, yacht charter, and private airport transfers. These services are subject to separate terms, availability, and pricing.
8.2 All additional services must be requested in advance. Amani VIP Estates will make every reasonable effort to fulfill requests but cannot guarantee availability of third-party services.
8.3 Where additional services are provided by third-party vendors, Amani VIP Estates acts solely as an intermediary and accepts no liability for the performance, quality, or safety of those services.
9.1 Amani VIP Estates acts as an agent between guests and property owners. While we take every reasonable step to ensure the accuracy of all property information and the quality of every property in our collection, we are not liable for any inaccuracies, omissions, or changes made by property owners without our knowledge.
9.2 Amani VIP Estates accepts no liability for any loss, injury, damage, or inconvenience suffered by any guest or third party during the rental period, howsoever caused, except where such liability cannot be excluded by law.
9.3 Guests occupy all properties at their own risk. Amani VIP Estates strongly recommends that all guests obtain adequate travel and personal liability insurance prior to travel.
9.4 Amani VIP Estates is not responsible for any failure to perform obligations under these Terms and Conditions caused by circumstances beyond its reasonable control, including but not limited to natural disasters, extreme weather events, acts of government, or force majeure events.
10.1 Amani VIP Estates is committed to protecting the privacy of all guests. Personal information collected during the booking process is used solely for the purpose of managing your reservation and delivering our services.
10.2 Guest information is never sold, rented, or disclosed to unauthorized third parties. For full details on how we collect, store, and use personal data, please refer to our Privacy Policy.
10.3 Guests agree not to publicly disclose the specific address, layout, security features, or identifying details of any property rented through Amani VIP Estates without the prior written consent of the property owner.
11.1 Amani VIP Estates reserves the right to amend these Terms and Conditions at any time. Updated terms will be posted on our website and will apply to all new bookings made after the date of publication.
11.2 Continued use of our services following any amendment constitutes acceptance of the updated Terms and Conditions.
These Terms and Conditions are governed by and construed in accordance with the laws of the State of Florida, United States of America. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Miami-Dade County, Florida.
